STUDENT HOUSE SHARE IN EDINBURGH

Edinburgh could be very expensive, when it comes to renting a flat and most times the flat is not in a good shape, furnished with dilapidated and most time out of date furniture and not very well maintained. In most cases the Tenant have to furnish the flat to his or her taste which cost more money added to the deposit and one month rent depending on different landlords or letting agent.
Student house share tends to be the way out where a student rents a complete flat which could be 2, 3,or 4 bedrooms, and then sublets the other rooms to other students and the rent  shared among themselves, making it cheaper for them to rent an accommodation after taking one room to himself. At the end of every month he collects money from all the other students he sublets rooms to and pays the landlord or letting agent. In some cases the original student who rented the flat in the first place might end up living there for free if after paying the bills and some change is left after paying the Landlord or Letting agent. Some Landlord or letting agent tend to do this themselves by renting each rooms in a flat to different students or other members of the public who are mostly on a low pay or wages.
Students or other members of the public could search for house share or rent a room via this website: www.spareroom.com, it is a good way to source for house share, a little payment can be made for you to have access to earlier advertisement before it becomes available to everyone which is known as the early bird and free to contact when it is available to all.
However, flats could be rented via some sites such as Arden property management and leith walk`s: www.click-let.com, properties available for rent could be viewed on their site before deciding to view.
Things to lookout for when moving into a rented room or flat:
.Make sure that the heating is working properly.
.There are enough wall sockets for your appliances.
.Make sure your rent is all inclusive, if not find out how the bills is to be shared before you pay a deposit.
.Make sure that the wall heating panel is long enough for your wet laundry to be dried, this could be valuable when you find yourself living in a house where there many people visiting flat mates.
.Make sure a written agreement is signed between you and the landlord or letting agent.
.Make sure that the room is in order and nothing is damaged when you intend to leave as this action may make you loose you deposit.
